Maximum number of residents in residential properties
About the registration of maximum number of residents in your property
- Registered property owners can confirm on Registers Iceland ‘s website how many individuals are allowed to have
their legal domicile registered at their property. - The registered maximum alone does not equate to a notification of incorrect registration at the property.
- If there are residents registered who do not live at the property, this needs to be reported to Registers Iceland. That can be done when the maximum allowance is registered or A-254 Who lives in my property?.
- It is possible to notify a change of address to a property that has a registered maximum number of residents, but the move will not be registered if the maximum number has been reached
- If the number of residents exceeds the registered maximum, Registers Iceland informs the registered property owner that a notification has been received and provides information on necessary action
- Registers Iceland informs the person that is moving that the change of address cannot be registered until the number of registered residents has decreased or the registered property owner changes the registered maximum number to match the number of residents in the property.
I am a registered property owner
- No, it is not mandatory to register how many people are allowed to have their legal residence at a specific property
- It is possible to register a maximum number of residents, even if that number is lower than the number of individuals already registered at the property when the limit is set
- Please note that it is necessary to inform Registers Iceland about any residents who are incorrectly registered at the property
- You can do that on the same form or A-254 Who lives in my property?
- We recommend contacting former residents and asking them to update their legal domicile if the owner has the neccessary information
- Notifications of incorrect registrations take longer to process than regular change-of-address notifications
- When the former resident notifies about their new legal domicile themselves, it speeds up the processing time
- If a person is incorrectly registered at the property and does not make the change themselves, it requires a longer process to have the registration corrected
- Contacting former residents and encouraging them to update their legal domicile can therefore save time and effort
- According to the Act on Legal Residence and Domicile No. 80/2018, it is the duty of individuals to inform Registers Iceland about a change of address (legal domicile) within 7 days of moving
- Setting a maximum number of residents prevents additional individuals from registering at the property without permission.
- It is still necessary to notify Registers Iceland about individuals who are incorrectly registered at the property, as setting a maximum limit does not automatically change incorrect registrations
- If the former resident has not notified Registers Iceland about their new legal domicile, the registered property owner can advise them to do so as soon as possible.
- The registered property owner can change the maximum number of residents according to the number of inhabitants in their property
- The registered property owner should notify Registers Iceland about an incorrect registration in the property on application A-254 "Who lives in my property?"

- To report an incorrect registration at the property on "Who lives in my property?" if applicable

- If the property owner or former residents have made the neccesary changes, your legal domicile will be changed as requested
- If no changes have been made, you will receive an e-mail from Registers Iceland with further information regarding your options

- The specified date of moving will not change - even if the processing of the notification is delayed due to the maximum number of residents in the property has been reached
